New home inspections include three phases over the course of construction:
- Phase 1 (Pre-Slab/Layout): building layout, underground components, soil treatment, reinforcement steel and supports, fill compaction
- Phase 2 (Pre-Drywall): exterior walls erected, interior walls framed, roof framing, roof dried in, exterior doors and windows, electrical, plumbing and mechanical systems
- Phase 3 (Final): evaluation of electrical, mechanical (AC), plumbing systems; appliances; interior and exterior conditions for defects; lawn irrigation systems; pool system
Single phases, such as the final inspection, may also be performed.
To assure acceptance on site, Certified Building Inspectors provides $1 million in Liability Insurance and Workman’s Comp.
