A home inspection report includes the condition, at the time of the inspection, of the following elements:

  • Structure: roof framing and sheathing, wall and floor structures, attic and crawl space for ventilation and insulation, evidence of moisture or water penetration
  • Roof: roof coverings, flashing, chimney, gutters and downspouts, vents, trim, skylights, other roof penetrations
  • Exterior: cladding, doors, windows, soffit and fascia, eaves, irrigation, grading for proper drainage, driveways, walkways
  • Heating/Air Conditioning: air handler and condensing unit, evaporator coils, heat pump and furnace equipment, electrical supply, condensate line, supply and return ducting
  • Electrical: service equipment, panels, breakers and fuses, GFCI’s and AFCI’s, service line and meter box, main disconnects and service amperage, random testing of switch, outlets, light fixtures, ceiling fans
  • Plumbing: supply piping and drains, water heater, fixtures, faucets
  • Interior: general conditions of walls, ceilings, floor coverings, cabinets, countertops, garage doors, safety systems
